What is BAL-FZ?
The Bushfire Attack Level Flame Zone (BAL-FZ) is the highest risk category in Australia. It signifies that your property is at extreme risk of direct exposure to flames, radiant heat, and ember attack. Building in this zone requires specialized materials, expert engineering, and a meticulous DA process involving the NSW Rural Fire Service (RFS).
AS3959 Construction Requirements
- Non-Combustible Envelopes: Timber cladding is strictly prohibited unless heavily treated (and often still rejected). We utilize masonry, architectural concrete, and fire-rated steel cladding.
- Specialized Glazing: Windows are the weakest point in a fire. BAL-FZ requires highly specialized, toughened fire-rated glazing (often double-glazed with argon gas) and automated external fire shutters.
- Roofing & Eaves: Roofs must be fully sealed against ember attack. Sarking is replaced with non-combustible materials, and gutters must utilize leaf-guard systems that meet strict flammability indexes.
